PAT Testing for rented accomodation
As a Landlord or Letting Agent it is your responsibility and a legal recommendation to have all plugs in the property you let tested on an annual basis, without this, you may find your insurance is invalidated and a claim may be declined.
Let’s face it, if the worst was to happen in one of your properties and the cause was traced back to a faulty plug, the last thing you want is for your insurance to be null and void. Carrying out an annual PAT (Portable Appliance Testing) Test will ensure all your plugs are safe and working properly.
Furnished and unfurnished properties apply
If the property you are letting is unfurnished then these tests only need apply to your portable appliances, maybe an electric fire, or a heater/cooling system in the conservatory. None of your integrated appliances are applicable – if it has a plug, it needs a PAT Test.
On the other hand, if your property is let as furnished accomodation for example a house share, or student housing then this applies to all portable appliances that you as a Landlord supply for your tenants use, for example TVs to kitchen appliances, vacuum cleaners to table lamps.
Fast service with minimum disruption
The test is quick to carry out and of minimum disruption but so important to keep on top of. Xtreme Cleaning Ltd visit the site, complete the test, apply stickers to each plug that is tested and then supply you with documentation to prove the test has been completed.
If a property were to contain a faulty plug, and this in turn was to cause a house fire, your insurance company is unlikely to pay out, the responsibility of this would fall with the Landlord – all for the sake of a £50 test being carried out once a year; the test will give peace of mind to BOTH the landlord and the tennant.
